How to Inspect a Home
Return To Learning Center IndexThe first time you look at a home it's mostly the superficial features that you soak in. It's the whirlpool tub in the master bath, or the stainless steel appointed kitchen that you fall in love with. But remember, beauty is only skin deep. If this is a home you are thinking of making an offer on you must do a thorough inspection to make sure this home is worth such serious consideration.
Of course, if you do indeed make an offer, it is usually prudent to have a home inspection done by a qualified professional. But there are several things you can check on your own prior to making the offer. They include:
- Starting with the outside, are the exterior walls and foundation in good condition? Do you see any foundation cracks, loose siding, wood deterioration or paint peeling?
- Look at the roof for loose, cracked or raised shingles or any type of mold on the roof surface. If there are no gutters to control the flow of rain water or snow melting, is the ground graded to carry the water away from the home? Check the inside of the roof for damage caused by leaks.
- Do a visual inspection for termite infestation around the foundation and also inside the home.
- Inside the basement look for water stained walls and floors.
- Ask what grade and type of insulation is in the home.
- Are the windows and doors in good condition and sealed?
- Has the electrical been updated with circuit breakers if it's an older home? Be sure all the light switches and wall sockets are in working order.
- Verify the age and condition or recent updates to the heating unit and system.
- Check the bathroom for moisture problems and if a venting unit is installed for necessary ventilation.
- If appliances are included with the sale, check that they are in working order.
- Ask the owner if there have been any lead-based paint (homes built prior to 1978), radon gas or asbestos inspections on the home.
Remember, this is just a preliminary inspection of the home. By doing a simple self inspection it will help you make an informed offer.
