Affordable Updates That Increase Your Home's Value

A home that is well cared for shows well and attracts interested buyers. Getting your home in market ready condition doesn't have to cost a bundle. Check out the following list of low cost projects that will help increase the value of a home without strapping your budget!

EXTERIOR

  • Start with the front yard, mow and patch the lawn where needed. Trim shrubs, trees and regularly remove the weed population. Remove any dead landscaping. Plant some flowers to add color and hang an attractive wreath on the front door. Check the front door to see if the weather stripping or hardware needs to be replaced.
  • The local garden and hardware store employees are always very helpful and will offer several options. Look at your home from a distance, is it inviting and appear well cared for? Does it make you want to see the inside? Remember that the first impression can make or break a deal.

INTERIOR

  • From the front entrance walk through the home and check the walls. If they haven't been painted for a number of years, a fresh coat of paint will give a fresh, bright appearance. Neutral or contemporary colors are the best choice.
  • New hardware on kitchen cabinets can drastically change their look. If the cabinets are in poor shape, try refinishing them, it's much cheaper. If the countertop needs replacing, consider laminate. It is available in many colors, patterns to resemble more expensive materials.
  • Modernized bathrooms are a real plus when selling. Do the lights and towel racks need to be updated? An exhaust fan to remove moisture is a must and helps to prevent mold and water damage. Replace the shower door if needed. A new shower curtain and fresh towels can be the finishing touch.
  • Check the floors throughout the home. If you have carpet that may have some stains or a dirty walkway, it is best to have it cleaned. Hardwood floors should be smooth with a finished look. If they are scratched or worn, having them refinished by a professional is a good investment. that will increase the value of the home.

Implementing all or some of these low cost projects will make your home appear well cared for. If you have to hire a contractor for some of the work, it will pay off in the end. The first impression the buyer experiences when driving up to your home may determine if they want to see more. Invest a little of your time, money and workmanship to increase your profit when sold.
