Identifying major conditions in need of repair prior to listing your property can save you time and money. If the home inspection done by the buyers lender reveals problems it could become a matter of negotiation that lowers the price or costs extra to repair due to a an impending closing deadline.
Some of the most common defects according to Home Inspectors across the country include:
- Damaged or leaking roof
- Water damage due to water penetration in basement or poor drainage that allows water to damage the foundation
- Electrical issues
- Plumbing problems
- Rotten wood due to deterioration of walls behind showers, tubs and toilets or outside wood such as exterior trim, roof eaves or deck. Also wood deterioration caused by termites or other wood destroying organisms
- Heating and cooling systems that are inefficient and possibly faulty
- Mold, asbestos and other environmental hazards
- Poor or inadequate ventilation
- Structural concerns where a major project was completed without the necessary permit, ie stairs, railings or decks
- Neglect of major household appliances
- General fire and safety issues
Homes that are in good shape and priced right attract interest. Making sure your home has been prepared for the market by addressing and correcting any of these possible defects will give you the leverage you need with buyers to negotiate a fast, full price offer. Ready, set, sell!
