A common issue at closing is that the loan documents arrive at the table and they don't contain the same terms and conditions which the borrower or seller had agreed to. By carefully preparing for your closing you can help avoid a delay.
Review all the loan documents well ahead of time and stay in contact with your attorney. Ask questions and verify that all the terms & conditions contained in the documents meet with your expectations.
Among the documents the seller will be asked to sign are:
- Escrow instructions
- HUD 1 Settlement Statement
- Grant or warranty deed
- Bill of Sale
After closing you will receive the recorded documents in the mail. Be certain to keep your escrow instructions and HUD 1 closing statement, as they contain the final figures for your sale. If you have any questions or concerns after reviewing the documents do not hesitate to call your attorney.
By staying in close contact with your attorney prior to closing and reviewing all pertinent documents ahead of time you can avoid aggravating and unanticipated delays. Be prepared and be successful!
